Water Heater Leaking? What to Do Right Now

Most tank water heaters last somewhere around a decade, and when they fail, it is often from a leaking tank or a failed valve or fitting. Because many sit in closets, garages or utility rooms next to living space, a leak can quickly soak drywall, baseboards and flooring.

Here is what to do when you find water around your water heater.

1. Turn off the power or gas

  • Electric: turn off the water heater breaker at the panel — only if you can reach it without standing in water.
  • Gas: turn the gas control knob to “Off” or “Pilot,” or close the gas valve on the supply line.

2. Shut off the cold water supply

Close the cold water valve on the pipe going into the top of the heater. If it will not turn, or the leak is large, shut off the main water to the house.

3. Find where the water is coming from

  • Fittings or supply lines on top — often repairable
  • Temperature and pressure relief valve — may be releasing pressure or failing
  • Drain valve at the bottom — may be loose or worn
  • The tank itself — usually means the heater must be replaced
  • Be careful: the water inside can be hot enough to scald.

4. Limit the damage

Remove standing water, move belongings out of the area and pull wet items off the floor. Water from a water heater often runs under walls into neighboring rooms, so check the other side of the wall and the flooring nearby.

5. Document and call for help

Photograph the heater and the water damage, then call a plumber to repair or replace the heater. If drywall, baseboards or flooring got wet, a restoration company should check moisture levels and dry the structure to prevent mold. See signs of hidden water damage and how fast mold grows.

Frequently Asked Questions

Is water heater damage covered by insurance?

Sudden water damage from a failed water heater is commonly covered, but the water heater itself often is not, especially if it failed from age or wear. Check your policy.

How can I tell if my water heater is about to fail?

Rust-colored water, rumbling or popping noises, moisture or rust around the base, and an older unit are all warning signs. Have a plumber inspect it.
