Water or Storm Damage in a Rental Near Fort Sill: A Guide for Military Families

Many Fort Sill service members and families rent homes and apartments off-post in Lawton, Cache and Elgin. When a pipe bursts, a storm damages the roof or a fire breaks out, it can be confusing to know who handles what — especially if you are new to the area or in the middle of a PCS move.

This is general guidance. Your lease and your renters insurance policy decide the details, so read both and ask questions. Families in on-post housing should follow their housing office’s maintenance and emergency procedures.

1. Get safe and stop the damage if you can

Shut off the water if a pipe has burst, and turn off power to wet areas if you can do it safely. Move belongings out of the water. Our burst pipe checklist covers the first 30 minutes.

2. Notify your landlord or property manager right away

Report the damage immediately, in writing if possible (email or text with photos). The landlord or property manager is usually responsible for the building itself — walls, floors, roof, plumbing — and for arranging repairs and restoration. Prompt notice protects you under most leases.

3. Document your belongings

Photograph damaged furniture, electronics, uniforms, gear and personal items before throwing anything away. List brands, models and approximate ages. Your belongings are generally your responsibility, not the landlord’s, unless the landlord was at fault.

4. Call your renters insurance

Renters insurance commonly covers personal property damaged by covered events like fire, smoke, wind and sudden water leaks, and many policies include additional living expenses if the unit becomes unlivable. Check your policy and file a claim promptly. Our Oklahoma claim guide explains the process.

5. Ask about the restoration plan

Ask your landlord who is handling drying and repairs and how long it will take. Wet drywall and carpet that are not dried properly can grow mold — see how fast mold grows after water damage. If you notice musty odors or visible mold later, report it in writing.

Frequently Asked Questions

Can I call a restoration company myself if my landlord does not answer?

In an emergency, take reasonable steps to limit damage and keep trying to reach your landlord in writing. Check your lease about emergency repairs, since the landlord normally arranges and pays for work on the building.

Does renters insurance cover damage from a storm?

Many renters policies cover personal property damaged by wind and hail, but coverage details vary. Flood from rising water is usually excluded. Check your policy.
